Construction Consulting

ACC,LLC helps in the project development.  Overviews of plans and specifications before the bidding process can result not only in reduced costs, but a reduction in the time required to complete the project.   By working with the Architect and Engineers, Value Engineering can be done, where plans are formalized,  and specifications are developed prior to a contract being developed between the Owner and General Contractor (GC).  Having the opinion of ACC,LLC’s field experience at this point in the project creates a practicality in the process and substantial economic benefits to you.  ACC,LLC has more than 30 years of experience dealing with many General Contractors and Sub-Contractors in the Service Areas of mid and southern NH, mid and southern VT and northern MA.

Once a GC is chosen, ACC, LLC can act as your Project Administrator/Owner’s Representative.  Construction contract review by your attorney is recommended prior to your execution.  This ensures the Contractors are bound in writing to do the work to the plans, specifications and precedents of the contract.  ACC,LLC will manage your construction building and administrative processes.  This includes reviewing  the work, approving requisitions, posting disbursement notices, conducting weekly job meeting with written minutes, collecting all necessary lien releases (ensuring they pay all subcontractors and Material men) and paperwork before future disbursements.  ACC,LLC will make sure that minimum engineering standards are being met through the use of testing services, and the Contractor is employing materials and practices that are standard and customary within the trade.  This administrative process is what Bruce Armer, the Managing Member of ACC, LLC, did for eight years with Primary Bank.  During that period there was not one instance of a job (large or small) that was not finished within the submitted budget.  Written reports and pictures of the job progress will be available in the temporary job file held by ACC,LLC.  

ACC,LLC has digital photo and E-mail capabilities for projects that may require this service due to distance constraints.  At the conclusion of the job the temporary file will be turned over to you for your later use.

ACC, LLC’s construction management fee is $75.00 per hour in the development phase.  Once a contract price has been reached with a General Contractor, projects will be billed at a rate of 5% of the total construction cost.  Projects exceeding one million dollars will have a fee established on a sliding percentage fee scale.   

Generally you will see a return of 2-3 times the cost of the fee structure in the value engineering, project administration and management of your project.

Many General Contractors offer a dual role as Construction Manager/GC or on a Design/Build basis which substantially reduces the role the Architect plays in the administration of the construction.  This idea is sold to Owners based on cost savings basis.  Many Owners envision saving money based  on eliminating the Architect’s role in the oversight of the project.  

Often this process works without any problems, however once the contract is signed, a conflict of interest is created.  The “honeymoon phase” (sales period) of your relationship with your Contractor is over.  The sales period was successful and a contract has been signed.  The Contractor’s mission at this point is to maximize his profit on behalf of his company. This will not create “value added” to your project on your behalf   The question that needs to be asked is, if the Contractor’s margin is shrinking on a job where will it be recovered?  Do you as an Owner have the in-house capability to know that you are getting what you bargained for in the sales period, by contract and on the job?  The quality of your project should not suffer because of a Contractor’s mistake in the bidding process, or poor communication during the administration of the project.   By hiring ACC, LLC as your Construction Manager you know you have a company that is working to ensure they build the project to your plans and specifications, maximize communication through weekly job meeting with written minutes, and lets you control the project rather than the Contractor.  ACC, LLC will be looking out, exclusively, for your interests during the project.  ACC, LLC by facilitating the construction process ensures that the checks and balances on your project will be in place and all cost savings will be realized. 
                                                               

Be Your Own General Contractor

Often a job is too small to go out to bid and may require the services of a limited number of prime Sub-Contractors, or you may want to act as your own General Contractor.  ACC will help you in the formation of plans, specs, budget development, estimating and individual contracts for each of your Sub-Contractors. 

The same conditions will be fulfilled as outlined in the Construction Consulting section of this letter.  Due to the higher degree of time and commitment by ACC,LLC the fee structure is 10% of the total price.  General Contractors typically charge a premium of  15-20% on labor and materials for the smaller jobs.  Additionally Change Orders create further economic enhancements for your GC.
