Owner/Engineer
Current Survey of the Mortgaged Premises		            
Evidence of Availability of Utilities (Site Plan
Signed by the Planning Board)				 
Soils and Foundation Report (Soil Bearing Capacity
Report)							            
The following if Applicable:
            Site Specific							             
		              Wetlands Permit						             
	                         Approval from Army Corps of Engineers			             
			
Owner                              Builder’s Risk (naming the Lender as its interest may appear)	 
                                    Contract with Approved Testing Laboratory				 
            Compaction testing required, under footings if not on virgin soils,
            under slabs, and paved parking areas                                                        
            Concrete testing on footings, foundation walls, and slabs per ACI          
            All testing coordinated by the GC
            Statement from the surveyor that the building is located as                      
            shown on the approved site plan once the foundation has been
            poured								 
            Building Permit							             
            Zoning Opinion Letter from Owner’s Attorney, (due organization,
            Enforceability, permits and approvals, signing authorizations)	            
	
GC		                 General Liability (naming the Lender as Certificate Holder ATIMA)	 
                                    Critical Path Schedule for the Work					  
                                    Payment and Performance Bond with Obligees rider (if applicable)			             
		              Mechanic Lien Affidavits\Lien Waivers							
                                    (If the project has started before closing)				 

Owner/GC	                 Executed Construction Contract with Schedule of Values		             
                                    Final Plans and Specifications for Improvements (stamped 
                       	    Engineered Mechanical, Electrical and Plumbing drawings)		 
		              Permits and Approvals (Building, Minutes from the Planning 
                                    Board Meeting regarding approval, sewer permit, water permit)	             
		              Fire Chief’s Certification if not part of the Building Permit
		              Process								             
		              Approved PUC or Architect’s Letter of Certification			 
                                    Driveway Permit/Department of Transportation Approval		             
		              Septic Design and State Approval (if applicable)			             
		              Certification from the Architect or Structural Engineer
                                    that the building conforms with IBC 2006 Seismic
                                    Requirements for New Buildings
